Once the family has taken what they want and the estate sale is over, everything that's left still has to leave: every closet, the basement, the garage. We clear the whole house in one coordinated job, and you don't need to be there for it.

Full service: all the lifting, hauling and disposal included
An estate cleanout usually runs on a timeline set by someone else: a closing date, a listing photographer, a landlord, siblings flying in for a weekend. We've cleared homes in Wilmette and Winnetka, condos in Lincoln Park, bungalows on the Northwest Side and two-flats in Logan Square, and the process is always the same: walk the house with you, agree on what stays, settle on one firm price, and clear it.
We're used to coordinating with estate-sale companies (we come in after the sale), realtors (we clear before photos), and attorneys and executors handling things from out of state. Metal, wood and cardboard get separated for recycling, appliances and electronics go to a local recycler, and anything that can be re-homed instead of landfilled, is. When we're done, you get photos of the empty rooms.

How Estate Cleanouts Works
1
A walk-through
For a whole house we walk it with you (or with a realtor who has a key) and give you one firm price for the job. If you're out of state, a video walk-through works just fine.
2
Mark what stays
Tape, sticky notes, or a room set aside for the keepers. Anything unmarked goes, and we'll double-check with you before we load anything that looks personal.
3
We clear the house
Multiple crews and trucks for large homes: one day for most, two for the really big ones. We carry everything, so no one in the family lifts a single box.
4
Photos of every empty room
Sent the same day, so executors, realtors and siblings can all see it's done. The invoice can go straight to the estate.

The largest estate cleanout we completed this summer: a full Hyde Park house, basement, first floor and second floor. Every room was full, and several were floor to ceiling. A job like this is where our crews really shine.
We were called about a second-floor apartment in West Town where years of papers, mail, packaging and expired food had built up. The goal was to make the unit livable and safe again without throwing away anything that mattered.
A Woodlawn basement had absorbed everything over the years: exercise equipment, paneling and plywood from an old finished-basement project, furniture, luggage, holiday decorations, even bowling pins and an artificial palm tree.
No, we're the crew that clears what's left after the family and the estate-sale company have taken what has value. We're glad to recommend estate-sale companies we work with regularly, though.
Can you work with our realtor or attorney if we're out of state?
Yes, and we do it often. We coordinate with a realtor, attorney or neighbor for access, send photos before and after, and invoice the estate directly. You don't need to fly in for it.
What do you do with usable furniture and household goods?
We recycle a lot, and anything that can be re-homed instead of landfilled, is. We can't promise every item finds a new home, since mattresses, older upholstered furniture and particleboard rarely do, but we sort with that in mind.
How much does an estate cleanout cost?
The crew walks the house with you and gives you one firm price before we start. A small condo estate can be a single truck; a full house with a basement and garage is often several. Either way, you'll know the number before anything moves.
How fast can you clear a house?
Most homes are cleared in one day with the right number of crews and trucks. Large homes with full basements and garages take two. We can usually get you on the schedule within a few days.
Do you take appliances and pianos?
Yes. Refrigerators, washers, dryers and stoves, and pianos too, including uprights in basements.
Can you do a partial cleanout — just the basement and garage?
Of course. Plenty of families handle the living areas themselves and call us for the heavy, dirty parts. See basement cleanouts and garage cleanouts.
We don't quote by phone, because we'd rather give you a number we can stand behind. The crew comes out for free, looks at what's going and how it's getting out (stairs, elevators, heavy material and all), and gives you one price that covers everything. Say yes and they do the job right then. Say no and there's no charge, no hard feelings.
The price is confirmed on site before anything moves, so there are no surprises on the invoice. How our pricing works →
