Do you provide documentation?

Yes: timestamped photos of each room before and after, and an itemized invoice. Useful for owners, courts and insurance.

Do I need to meet the crew?

No. Give us the access details and the crew texts you the price for approval before starting, then photos when the unit is clear. Most property managers never meet us on site.

Can you hold or store the tenant's belongings instead of disposing of them?

If you're required to, we can box and transport items to a storage unit you provide. Tell us before the job so we bring the right supplies.

Do you clean or just remove?

We remove and sweep. For deep cleaning, painting and repairs you'll want a turnover crew; many of the property managers we work with schedule us first and the cleaners the next day.

Do you handle foreclosure trash-outs for banks and REO agents?

Yes, including lawn and exterior debris, garages and basements. We work with asset managers' documentation requirements.

Do you take items with bedbugs or biohazards?

Bedbug-infested units need to be treated by a pest company before we remove the contents; once treated, the crew bags and wraps items for extra protection. Biohazards (needles, human or animal waste beyond ordinary levels) require a remediation company; we'll tell you what we see.
